The new Centerpark Labs life sciences development hub will have nine total buildings on a 17-acre campus. The design fosters tenant connection by utilizing outdoor spaces and a number of high-end amenities (including a tap room!). With a mix between work and play, this campus creates an environment where research and ideas can flourish.
GMC Commissioning has worked on tenant improvement projects in six (6) of the nine (9) buildings at Centerpark. Spaces include lab/office speculative suites with new interior walls, doors, ceilings, casework, finishes, electrical, plumbing, and mechanical. GMC Cx commissioned exhaust and supply fans, DOAS air handlers, heat pumps, heating hot water systems, reheat coils, dehumidifiers, split systems, and humidifiers. We also commissioned domestic hot water systems, compressed dry air systems, and RODI systems, along with additional BMS, Electrical, and Emergency Power systems.
A particularly challenging space was for Genalyte at 6620 Mesa Ridge Rd. This is a humidity-controlled space that our team had the challenging task of commissioning. Humidity requirements were added late and the client needed tight control with less sophisticated equipment. GMC Cx worked with Apex Mechanical and the manufacturer to write the sequence of operations together. Apex completed some modifications to the equipment itself by building a bypass around the desiccant wheel with an air valve for better control and to avoid humidity swings. The project took weeks and months of adjusting control parameters before there were no deviations for temperature and humidity.
